Editorial illustration: Heimstaden cut a year long portfolio review to two months with Codex

Heimstaden has put ChatGPT Enterprise and Codex into letting, risk analysis and procurement. Its strongest reported result concerns environmental assessments for 20,112 properties: an estimated workload of five people for one year became two people working for two months.

Codex turned six million rows into a repeatable analysis

An analyst without a software development background used Codex to discover, clean and standardize public data. The project produced more than six million useful rows. Heimstaden says it retained control of the methodology and validation.

The company also reports cheaper virtual staging in the Netherlands. The cost of one image fell from about EUR 50 to less than EUR 0.10, with estimated annual savings of EUR 130,000. Employees still approve prices, listings and commercial decisions.

The important shift reached domain experts rather than the IT queue

Half of employees were using ChatGPT Enterprise within two to three months of its September 2025 launch. Heimstaden supports adoption with a central transformation office, a network of AI champions and a library of use cases.

The practical effect goes beyond faster copywriting. Domain specialists can build analytical workflows themselves, while remaining responsible for methods and decisions. That operating model is more useful to other companies than the name of the model alone.

The customer supplied the numbers and no independent baseline is shown

OpenAI published the case study and Heimstaden reported the outcomes. It provides no accuracy audit, licensing cost, data preparation cost or maintenance burden. An estimate of five people for a year is therefore different from a measured reduction in an existing project.

Cheap virtual staging also needs review. In housing listings, a plausible generated image can quickly cross the line between improving presentation and misrepresenting the apartment.

Data quality and human review after expansion will decide the result

Heimstaden is rolling out a procurement platform across Outlook, SharePoint and Teams and co-developing the MCP enabled Amplio Estate system. The real test is whether results hold across countries, languages and inconsistent property databases.

Useful measurement should track error rates, review time, corrections and total cost. Those figures will show whether one analyst's striking project becomes a durable operating standard.

Lilith's verdict

The valuable part of this story is not an autonomous building manager. It is an analyst who built the workflow and still owns the result. Remove that person and the impressive set becomes expensive scenery.
